Which Southlake are you actually shopping?

A buyer who anchors on the $1.3 million headline number and then tours Carillon or a new Sweet Street build will feel priced out of a market they are, in fact, well inside of. A buyer who anchors on $2.5 million after touring Reserve of Southlake and then walks a Timarron resale will overpay for what that specific street actually supports. The median hides both mistakes equally well.
The Boundary Line Nobody Priced In Yet
Here is the part that makes 2026 a genuinely different year to be shopping Southlake, not just a repeat of the pocket-variance story that's always been true.
On January 12, 2026, the Carroll ISD Board of Trustees voted unanimously to close Don T. Durham Intermediate School ahead of the 2027-28 school year. The vote followed a multi-year enrollment decline and a state funding loss the district put at roughly $7 million, tied to Texas's average-daily-attendance funding formula. The plan moves the district from its current three-tier setup into a traditional K-5 elementary and 6-8 middle school structure, with Carroll Middle School and a newly combined campus at the existing Dawson Middle and Eubanks Intermediate buildings absorbing the expanded middle school roles. Board President Cam Bryan has said the district plans to sell the 30-acre Durham property, with district finance officials estimating the sale could bring in $20 million to $25 million.
None of this changes anything for the current school year. The district has been clear that no student changes campuses until fall 2027, and any child already attending a school outside their new boundary will be grandfathered through their natural transition point rather than moved mid-stream. But attendance boundaries that have been stable for years are now being redrawn to make the new two-middle-school structure work, and preliminary planning discussions have floated certain elementary campuses feeding into the Dawson-Eubanks combined campus while others continue toward Carroll Middle School. For a buyer evaluating a specific address today, that means the school assignment printed on a listing sheet in 2026 is not guaranteed to be the assignment that address carries by the time a child now in second grade reaches sixth. There is a second layer to this that predates the Durham vote entirely. A pocket of Southlake west of Davis Boulevard and Randol Mill Road falls inside Keller ISD boundaries rather than Carroll ISD, though homeowners there have historically had the option to enroll in Carroll ISD instead. Corporate relocation into the metro has not slowed, and the fundamentals that keep families choosing the city, quality of life, established neighborhoods, proximity to DFW International Airport, have not changed. - What have actual closed sales in this specific subdivision looked like in the past few months, rather than what the citywide median implies they should look like?
- If this address sits west of Davis Boulevard or Randol Mill, what school district boundary does it actually fall in, and what enrollment options come with that?
